NCC Section J fabric check.

Test a commercial building envelope against the NCC 2025 Part J4 Deemed-to-Satisfy fabric provisions before engaging an assessor.

How to use this tool

This checker walks through the same fabric elements a certifier will assess, roof, walls, floor, and glazing, and compares your inputs against the actual Part J4 Deemed-to-Satisfy minimums for your building class and climate zone.

  1. Building class. Select the NCC classification closest to your project. This matters because stricter accommodation-type requirements apply to Class 3 and 9c buildings (aged care, boarding-style accommodation) than to Class 5, 6, 7, 8, and 9b (offices, retail, warehouses, assembly).
  2. Climate zone. Choose the zone matching your site's location.
  3. Roof/ceiling and wall construction. Pick the build-up closest to what's specified, or being considered, for your design. Each option carries a typical Total R-Value, a measure of how well that construction resists heat flow, which the tool compares against the required minimum for your class and zone.
  4. Roof colour and window share. Roof colour affects heat absorption; the proportion of glazing in your façade changes which wall R-Value threshold applies, since more glazing shifts more of the thermal performance burden onto the glazing itself.
  5. Floor and glazing system. Select the closest match for your floor type and glazing spec, these have their own minimum requirements under Part J4.

As you change each field, every row in the results panel updates instantly, so you can see exactly which element (if any) is falling short, and by how much, before committing to a spec.

Inputs
Class 3, 9c and 9a ward areas use the stricter residential-accommodation column; Class 5/6/7/8/9b use the other.
More than 20% glazing drops the wall requirement to R1.0; at 20% or less the wall must meet the full Table J4D6b value.

What this tool can't check — and why

Two items in the results, the wall-glazing system U-Value and solar admittance, are marked "Calc" rather than pass/fail. These require a full Specification 37 façade calculation that accounts for glazing area, orientation, and shading in combination, which can't be reduced to a simple lookup. If your project fails one or more fabric elements, that doesn't mean the building can't proceed, a JV3 performance solution models the whole building's energy performance and can demonstrate equivalent compliance a different way, often without the cost of upgrading every individual element.

    No. This is a planning-stage screen against the Part J4 Deemed-to-Satisfy minimums using typical construction values. A formal Section J report, JV3 verification, or NABERS assessment requires calculation to AS/NZS 4859.2 and Specification 37 by an accredited ESD consultant.

    What happens if my design fails one or more fabric checks?

    It doesn't mean the building can't proceed. You can either upgrade the failing element (better insulation, different glazing) or pursue a JV3 performance solution, which models the whole building's energy performance and can demonstrate equivalent compliance without every individual element meeting the deemed-to-satisfy minimum.

    Why can't the tool check the wall-glazing U-Value or solar admittance?

    Those two figures depend on the interaction of glazing area, orientation, and shading across the whole façade, which requires a Specification 37 calculation rather than a simple lookup. We confirm both as part of a full Section J report.
