The ideal time to plan energy efficiency is at design.

At design stage, we can adjust building features to incorporate cost-effective measures that increase energy efficiency. Trying to retrofit energy efficiency at the end of the design stage or, worse, after the building is up, is far more costly and nowhere near as effective.

Commercial buildings are a large consumer of electricity and producer of greenhouse gas emissions. With electricity costs rising and the spotlight on sustainability getting sharper every year, buildings that have considered sustainability and energy efficiency are increasingly attractive to both tenants and buyers.

Section J or J1V3? The more flexible, cost-effective option.

The NCC gives two pathways to demonstrate commercial energy compliance. We advise which one suits your project and integrate the recommendations without compromising the design.

Pathway 01 · Deemed-to-Satisfy

Section J Assessment

The prescriptive path. The building demonstrates compliance by meeting fixed values for fabric, glazing, services and lighting: a recipe to follow.

Faster to document, easier for the certifier, and the right choice when the design already lands inside the Deemed-to-Satisfy envelope.

Pathway 02 · Performance

J1V3 Assessment

The modelling path. We build a dynamic thermal model of the proposed building and a reference building, then demonstrate the proposed design performs no worse.

More flexible: it preserves design intent on glazing ratios, fabric and HVAC where Deemed-to-Satisfy would lock you out.

  • Glazing area or facade design is outside DtS values
  • Architectural intent requires materials DtS doesn't cover
  • Mixed-use or complex zoning makes prescriptive compliance impractical
  • You want the option to trade fabric performance against services
06 Beyond compliance

When the brief aims past minimum standards.

Projects aim beyond minimum standards for many reasons: a client requesting a more sustainable building, a council planning condition, approval for greater lot yield, or exceeding the height restriction of an area. Whatever the reason, we have the tools to quantify it.
