When Do I Need a J1V3 (JV3) Assessment?

A J1V3 Assessment (previously referred to as a JV3 Assessment) is a Performance Solution under the National Construction Code (NCC) used to demonstrate compliance with the energy efficiency requirements for commercial buildings.

What is a J1V3 Assessment?

Unlike the more rigid “Deemed-to-Satisfy” (DtS) method, which provides a checklist of prescriptive rules for building components (like insulation and glazing), a J1V3 assessment uses advanced computer modelling to evaluate the predicted thermal and energy performance of the proposed building.

The process involves two main steps:

Reference Building Model: A virtual 3D model of the proposed building is created, but with all its components designed in accordance with the applicable Deemed-to-Satisfy provisions of the NCC. This “reference building” establishes the benchmark level of performance against which the proposed building is assessed.

Proposed Building Model: A second model of the actual, proposed building design is created. This model incorporates the building’s specific details, such as its location, orientation, materials, window sizes, and mechanical systems (HVAC, lighting, etc.).

The software then simulates the energy performance of both buildings hour-by-hour for a full year, taking into account local climate data and other factors. To pass the J1V3 assessment, the proposed building’s total annual greenhouse gas emissions and energy performance must be equal to or less than that of the reference building.
